The villa has private access to a long natural and wild pebble beach which is usually only frequented by guests of the area (4 villas in total).

The villa is immersed in the nature of the private area, in front of the villa the sea and all around there are pine forests and a small, sunny vineyard. The villa is distant from the others and guarantees maximum privacy.

Just 7 km from Portoferraio (10 minutes by car), 11 km from Porto Azzurro and 10 km from Capoliveri, overlooking the gulf of Portoferraio between Bagnaia, Magazzini and the Le Grotte area.

The 160m2 single villa with an extraordinary view of Portoferraio and its harbour, surrounded by a green lawn garden and flower boxes. The whole property is fenced. Thanks to the natural night coolness, due to the presence of greenery and the sea breeze, the nights will always be cool.

Regulation:

that the tenant has accepted and undertakes to respect the following regulation:
Smoking Ban - Smoking is strictly prohibited in the house. Any non-compliance will result in charges for sanitizing the rooms. Smoking is permitted only in outdoor areas.
Pets - The host undertakes to:
- do not let animals use sofas, cushions and beds intended for guests

- let the animals do their business outside the fenced garden and in any case always collect them

- do not let animals make holes in the fenced garden

Any non-compliance will result in the cost of sanitizing environments and/or replacing/restoring damaged objects and environments being charged.

Check in - from 3.00pm on the day of rental start / Checkout - by 9.00am on the day of rental end
Limitations of use - The use of the property to organize parties, or as a photographic, advertising or film set is expressly prohibited.
The villa is not rented to groups of people under 35 (unless otherwise written);
You are asked to park your cars correctly in the 2 covered parking spaces and not leave your cars on the street or on the property in front of the parking spaces, because Mr. Feola (owner of the land) complains and does not tolerate cars parked on his property.
Campers or similar vehicles do not enter the garage, furthermore camping is prohibited in the entire area; therefore, we do not accept drivers with campers and similar vehicles.
